Types of Policies

HO-1 Basic Form 

The Basic form usually will cover against the 10 named perils. The policy can include other items such as. Paintings, jewelry, furniture and theft.

Currently, this type of policy has become obsolete in many states. It also covers the house against 10 threats, including explosions, vandalism, and mutilation of animals. 

HO1 is the basic policy in which premium prices are reasonable. However, it is no longer available in most states.

Floods and earthquakes are typically not covered along with personal liability. 

HO-2 Broad Form

HO2 is a limited policy in which insurers cover certain parts of the house. 

This policy also provides limited protection for all 16 potential disasters. This policy has been specifically designed to provide protection to mobile properties. 

This type of coverage provides protection against snowstorms, snow, roughness, cracks, hydraulic breakdowns, etc. Do not ensure damage to your home due to other systems such as televisions or other electronic components. 

The insurance works well for people who live in areas of heavy snow or mobile homes.

HO-3 Special Form 

This is one of the most popular types of plans. It provides fire protection against most disasters. 

It protects both the structure and the contents of the house. It provides a range of responsibilities that can evolve due to routine use. 

It also may include liability for guests who may suffer injuries or accidents in the building. 

Mortgage lenders always prefers this type of policy. The HO3 policy covers all aspects of your investment, such as the structure and other household items.

This policy also covers all costs if the guest suffers injuries at the place of residence. It may also protect against floods, earthquakes, and wars.

HO-4 Tenants Form

More commonly referred to an Renters Insurance. These plans are typically very affordable for the average consumer. These policies cover the renters belongings in the unit or building. 

They also cover liability, in case of an accident. Along with living expenses should you need to stay somewhere else while the property is being repaired, due to fire or water damage. 

HO-7 Mobile Property Form 

Basically it is the same as the HO-3 from. Just made specifically for mobile or manufactured homes.

HO-8 Older Properties Form

Designed for older houses and properties. It will reimburse based on actual cash value and not what you paid for the items or belongings at the time of purchase.  It's just harder and more expensive to insure older properties. 

 



HO-5 Comprehensive 

As the name states, this is one of the most comprehensive policies on the market.  It covers the more named perils than other plans. Which include but not limited to. Water Damage, Earthquakes, Pets & Mold. 

This policy provides protection for the owner and his home. It also covers accidents caused by guests or bystanders.

It is more comprehensive than the HO-3 policy. But both are fairly similar. 
However, this plan covers the property and everything that is located there. 

It also includes guest medical. If a guest is injured on the premises and you are negligent. 

HO-6 Condo Form 

HO 6 policy applies to condominium owners. The plan is specifically desgined to cover the occupants belongings. It also carries liability coverage and guest medical. 

It typically extends the coverage to the walls, ceiling and floors of the dwelling as well. 

The structure of the property is covered by the master policy. That coverage is purchased by the homeowners association that you pay your dues into. 

Best bet is to always get a copy of the master policy. Give it to us as your agent and we will review it for you our homeowner. Sometimes the master may have limited protection and we can supplement it with your own.

Liability Protection


Your policy should also provide protection against liability. As an example If your friend comes over to help you with a task. But, slips to the floor and you are responsible your policy should provide protection. This may include legal help and compensation if they win the case. If something like this happens to you, it would be nice to have an insurance company on your side. A lesser-known element of protection against liability is that it covers accidents that do not occur on your home. Policy Provisions Exclusions & Limitations

ACV is what your home would be worth today. So you may not receive what you paid for it initially. Full replacement cost, you would be given what you paid for it regardless of depreciation. Don't worry we will explain all of this to you before you purchase your plan. Our goal is always to make sure that our customers know what they are paying for and how it affects them if a claim should arise. 

Additional Living Expenses

If something did happen where you could not live in the home you may have to use the additional living expense provision. This would only be necessary if the house has been damaged and is considered non livable. In the event of a fire or flood, and the owner is forced to find an alternative living arrangements. The policy would pay up to certain limits for a hotel or extended stay. Also a home to rent if the repairs were to be lengthy. 

The insurer will pay all expenses until the structure is repaired or rebuilt. This includes the cost of meals, hotel rents or bills, as well as car rental rates. Depending on the company that underwrote the policy. This could be 10 to 20% or higher of the dwelling coverage amount. Talk to your agent about this provision. Boise City NFIP Program 

Boise participates in the National Flood Insurance Program. We do have flooding threats and risks with the Boise River, foothills and other streams that channel from the upper bench. You may also contact Public Works Engineering at 208-384-3900 for technical analysis of your property and how to protect it from a loss. Also, you may simply call our office. We can run your property through our quoting system to determine what zone you are in and if you can provide an elevation certificate for a lower premium.
